Real estate investments
Real estate investments play a key role in the portfolio of every Swiss pension fund. However, investment opportunities in Switzerland are limited. The larger investment universe and better diversification speak for investments abroad. We offer pension funds direct and indirect investment opportunities in foreign real estate.
International real estate investments
There are significantly more investment objects suitable for pension funds abroad. Indirect investments can also be used to invest in a large number of properties. Swiss real estate is overrepresented in the portfolios of many pension funds. By investing abroad, an existing real estate portfolio can be selectively diversified. Our investment solutions invest in real estate in prime locations with tenants with strong credit ratings. This allows investors to benefit from stable current income.
Real estate Switzerland
We manage real estate assets totalling around CHF 3 billion in the investment groups Residential Real estate Switzerland and Commercial Real estate Switzerland. The existing portfolios are diversified across regions, types of use, age groups and lot sizes. They comprise over 220 residential and commercial properties. Strategically, the focus is on long-term, stable earnings and value development.
Private equity
Private equity is ideal for pension funds to diversify their portfolios. The asset class also offers attractive potential returns. In 1998, Avadis Investment Foundation, which is independent of banks and insurance companies, was the first Swiss investment foundation to launch a private equity programme specifically for pension funds and is continually launching new investment groups. The private equity programme comprises 15 investment groups with total capital commitments of USD 1.7 billion. The returns of our investment groups have outperformed the public markets by an average of 3% per year.
